Terms and Conditions
Rental Age and Verification
- Minimum Age to Rent: 30 years AND renter must occupy cabin the entire duration of your stay.
- Name on the credit card must match the renter's name (or spouse)
- We require a copy of renter's driver's license as proof of identity and age.
- Minors under 18 can only stay with a parent, legal guardian, or responsible adult present at the property, and must never be left at the property unsupervised.

No third-party rentals. For example, a parent cannot rent our property for their child(ren) who is under minimum age; Property cannot be rented for someone else if the requestor will not be staying at the property OR will not be staying at the property throughout the entire duration of the rental period. The guest signing the Rental Agreement must be the same one who provides a valid photo ID.

Any booking requests are conditional upon the Owners' approval. If we do not approve the booking, we reserve the right to cancel/decline and issue a refund (if applicable) expeditiously.
Prohibited Behavior
- NO smoking/NO vaping inside the cabin (that includes non-tobacco substances, marijuana or other illegal drugs)
- NO pets/animals are allowed anywhere on the property. If the Guest brings pets or evidence of pet presence is discovered, Guests will be required to vacate the property immediately, with the rent and deposit money forfeited. No refund of any kind will be given under such circumstances.
- NO open flames, campfires, or fireworks
- NO house parties / NO bachelor/bachelorette parties, NO chaperoned / student/school groups.
- Events only by advance WRITTEN permission from the Owners; Separate "event" insurance may be required to be purchased by the Guest with Owners named as co-beneficiaries.
- Only the original number of guests as listed on rental agreement may sleep at the cabin.
- No occupancy above the stated limit at any time. The number of guests in the Rental Agreement must include ALL adults. We do not charge extra fees per person (our rate is the same whether the property is rented by 2 people or 13 people) but we enforce occupancy rules to ensure fire code observance and prevent overload of the cabin's mechanical and septic systems.
- We accept major credit cards through our secure payment gateway, so we never see your card information. (A credit card processing fee may apply.)
Payment and Damage Deposit Schedule
- 1st Payment -- 50% of the quote total is required to secure a booking.
- 2nd Payment -- Balance is due 30 days before check-in date.
- Bookings made less than 30 days in advance of stay will be paid in full at time of booking.
- Damage / Excess Cleaning Deposit is done with a credit card hold (not a charge)
- 2 days before check-in. The hold is released within 2 days after your stay unless our housekeeping crew finds damages or that excessive cleaning is needed.

The deposit is due to reserve the property; Balance will be due 60 days before the check-in date. For reservations made less than 60 days before the check-in date, the full amount is due immediately.

For advance reservations: If the balance due is not paid in full by the due date, the booking will be canceled and Owners will retain any payments made to date.
Taxes + Fees
- $115.00 Cleaning Fee
- $39.00 Damage Waiver Fee - Covers up to $500 in accidental damage
- 12.75% Tax (9.75% State & County sales tax + 3% Sevier County Lodging Tax)
Cancellation Policy (written notice required)
- Cancellations 60 days or more before check-in date receive a 100% refund.
- Cancellations 30 to 60 days before check-in date receive a 50% refund.
- Cancellations less than 30 days before check-in date receive 0% refund.
- Under certain circumstances, we may consider a date change request which will be determined on a case-by-case basis. The "No refund" policy will apply to the rescheduled reservation. If the new dates are priced at a higher rate than the original dates of stay, the difference will be added to the balance due. If the new dates are at a lower rate, no refund or credit will be issued.
Signed Rental Agreement + ID Requirement
- A rental agreement signed by Primary Guest and a valid photo ID is required. If those items are not received within 48 hours from booking (or 24 hrs if the beginning of the stay is less than 48 hours away), we reserve the right to cancel your booking and issue a refund.
- By reserving the Sunset View Lodge, guest agrees to abide by our Rental Policies and Agreement. We encourage you to read through this agreement prior to booking. Renter is required to sign the rental agreement within 48 hours of booking.
- Copy of the renter's valid driver's license required to be emailed with the rental agreement OR texted to owner within 48 hours of booking.
- Guest concerns and/or complaints should be in writing, whether by text or e-mail, AND before departure, allowing the Owners sufficient time to document the issue and undertake reasonable corrections.
- Violations of rental policies, occupancy, pet and house rules, or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of Rental deposit.
- Reservations made under false pretenses will be deemed canceled by the Guest and Guest and everyone in their party will be denied entry to the property; if Guests are already checked in, their stay will be terminated and they will be required to vacate the property immediately. No refund of any kind will be given under such circumstances.

Availability is real-time and may change after the quote is given. Property is not reserved until the deposit (or full balance) is paid and the booking is accepted/approved by the Owners.

Security/Rental Deposit (as applicable) will be refunded/released within 14 days after check-out if there are no damages or excessive cleaning required.

Address, driving directions, and check-in instructions will be provided after the balance is paid and a few days before check-in.

Check-in is at 3:00 PM ET and check-out is at 10:00 AM ET unless pre-arranged otherwise in advance. Late check-outs are subject to docking of the deposit (see Rental Agreement for details).

Owners reserve the right to install and operate security devices or image capture/image recording devices anywhere on the property on the exterior of the lodge for the express purpose of securing the property, driveway, entryway, parking, dwelling, and its contents and enforcing compliance with occupancy and pet rules. By signing the Rental Agreement and/or making payment for the reservation Guest acknowledges his(her) awareness of the presence and operation of such devices on the property, and consents to the possibility of the Guest’s (and their party) images captured, on behalf of him(her)self and the entire Guest’s party.

The cabin is in a wooded area that is still largely wilderness. As such, it is possible to get 4-6-8 (or more) legged or winged visitors both outside and inside. This cannot be 100% prevented even with regular monthly pest control.

Never leave food items in the vehicles, and never leave food, food leftovers, or garbage outside. Lock the cabin doors/windows AND your vehicle doors/windows when leaving even for a short time. Any garbage should be bagged and locked in the bear-resistant garbage containers provided.
